Again, if the owner of a property converts it to uses other than that of his neighbors and thereby increases its productiveness, its intrinsic value has not increased, but, in selling, the owner would feel that he was entitled to some reward for his ingenuity and enter prise, and this would bring about an in?ation of the price asked for the property.
